Folsom Ranch Residents Getting Grocery Store and Restaurants at New Marketplace

Folsom Ranch residents south of Highway 50 will soon have a full-service shopping center within their own neighborhood. The Folsom Planning Commission unanimously approved the Alder Creek Marketplace on March 20, clearing the way for a 95,000-square-foot retail center at East Bidwell Street and Alder Creek Parkway that will anchor commercial services for one of the region's fastest-growing master-planned communities.

The commission approved a tentative map and permit modification for Hunter Partners to develop the 15-acre commercial center, which will include a major grocery store, four drive-thru restaurants, additional retail buildings, and a gas station. The project divides the site into seven individual parcels with eight pad buildings ranging from 2,500 to 55,000 square feet, designed to serve the thousands of households moving into Folsom Ranch.

Safeway has signed a 55,000-square-foot lease as the anchor grocery tenant and will include a fuel station on site. "Opening in 2027, Alder Creek Marketplace will be Safeway's second location in Folsom," according to RLI. As of mid-May 2026, the center is approximately 90 percent leased, with confirmed tenants including Chipotle Mexican Grill, SAFE Credit Union, Jetset Pilates, Paris Baguette, Jersey Mike's Subs, Next Health, and Nail Chateau II. The Sacramento Business Journal reported that "Alder Creek Marketplace in Folsom Ranch adds two more tenants: BMO Bank and Pacific Dental Services, also known as PDS Health."

The project site sits on just over 12 acres at the southwest corner of East Bidwell Street and Alder Creek Parkway, within the Folsom Ranch master-planned community. City staff determined the project is consistent with the Folsom Plan Area Specific Plan and therefore exempt from further environmental review, streamlining the approval process. Vertical construction began in 2023 as part of the early commercial build-out for Folsom Ranch.

The marketplace addresses a significant gap in neighborhood services for Folsom Ranch, which is part of the larger 3,585-acre Folsom Plan Area. According to project materials, "the overall development will include a combination of commercial, retail, medical, and 11,461 new homes." Until now, residents have had to travel north across Highway 50 or into established Folsom neighborhoods for grocery shopping and everyday services.

For homeowners and prospective buyers in south Folsom, the arrival of Alder Creek Marketplace represents a meaningful shift in neighborhood convenience and property value fundamentals. The center will function as the primary commercial hub for the area, reducing drive times for daily errands and creating a walkable retail destination within the community. Buyers evaluating new construction in Folsom Ranch can now factor in immediate access to full-service shopping and dining rather than waiting years for commercial development to catch up with residential growth.

The project also signals continued momentum in Folsom's southern expansion. With the marketplace nearly fully leased before opening and construction already underway, the development reflects strong retailer confidence in the area's demographics and growth trajectory. Sellers in nearby neighborhoods may see increased buyer interest as the commercial infrastructure matures, while investors should note the rapid pace of tenant commitments as an indicator of demand strength in this submarket.

As Folsom Ranch continues its build-out toward more than 11,000 homes, Alder Creek Marketplace will serve as the retail anchor for the community's southern half. The 2027 opening timeline gives current and prospective residents a clear expectation for when neighborhood services will be operational, an important consideration for anyone weighing a move to this part of Folsom in the near term.
